Bob’s Update for November 2022

Hello Readers and welcome to my Update for November 2022! Here we are with fall in full swing. Temperatures and leaves are falling. Many of us are having to put away our summer toys. For me, that meant winterizing my boat and putting it in storage until spring comes around, which here in northern New York won’t really be until April or May. Winter is coming as we say all too frequently up here, but that also means winter recreational activities is almost here. I know I’m looking forward to getting in some snow skiing this winter. Of course, that also means it’s time to get my snowblower out and ready for the season too. That however is not a topic I will bore you with in this post.

What have I been up to?

I’ll try to give you a short update of the major things that I’ve done in the past month or so. As usual, I’ve been going in a lot of different directions.

Sold My New Jersey House!

I finally sold my property in New Jersey, which continued to be an adventure even after I had to repair the subfloor that was damaged by the water leak. Murphy struck again during the home inspection with the boiler for the hydronic baseboard heat calling it quits. I won’t say it was a major surprise though, it was well into its lifespan having been powering the heating system for 36 years. In the end I had a new boiler installed, making the buyer happy, and finalizing the sale for a nice profit.

To give you an update on my work, I’ve continued to work away on the other two properties I’m flipping. The majority of my focus has been on a nice little home in town that I’m working with a business partner on. In the past month we’ve finished painting the exterior of the house, started remodeling the bathrooms, repaired a broken rim joist in the foyer, and installed a new front door to name a few of the things we’ve been doing.

At home, I recently adopted a dog. He’s a high-energy Pit-Bull Labrador mix, who is a big baby. Since brining him into the home I’ve had no issues reaching my daily step goal, that’s for sure.

He also gave me a reason to finish fencing in my back yard. I opted to use an easy to install no dig fence, by Zippity Fence. It’s a simple and attractive PVC type fence that doesn’t require you to install 4×4 fence posts. All you have to do is assemble and pound the fence sections into the ground. It’s also a very cost-effective option, averaging less than $10 per foot for the fence. To add a touch of convivence the gate kit is only an additional $100.

Baskenridge What’s Coming Up?

Obviously, I’ve always got a lot of things going on. This month I’m having carpet installed at my farmhouse flip. I’m continuing to renovate the bathrooms at the other flip. Tied in with the bathrooms I’ll be putting together a how to lay tile post. After putting in all the subway tile in the shower surrounds, I’m very much looking forward to laying floor tile. I may also put together a post showing how to install a toilet and bathroom vanity as well. We’ll see.
